On most renovations, the headline number is driven by wall removal — steel, foundations, propping, making good. Finishes and fixtures sit on top. Our calculator mirrors that, calibrated against actual PlanBuild quotes at the module level (skip hire, steel per metre, plaster per m², the lot).

Questions we hear a lot
Does this only work for kitchen projects?+
No — the calculator prices any internal structural alteration. Lounge knock-through, two-bedrooms-into-one, garage conversion, opening up a hallway. There's a toggle in Step 3 for 'this project includes a new kitchen' — leave it off for pure structural work.
How accurate is this calculator?+
Built from real PlanBuild quotes and calibrated against module-level costs — skip hire, steel per metre, pad foundations, plaster per m², the lot. The ±10% range covers most site variation. Final fixed price is confirmed at your free site visit.
I don't know anything about beams or structural stuff — how do I answer?+
You don't need to. We ask plain questions — which rooms are joining, room sizes, what services need updating, what finishes you want. We translate that into steel sizes, pad foundations and labour hours behind the scenes.
What's included in the price?+
Everything: design, building control, structural engineer (where load-bearing), site set-up, demo, structural steel and foundations, propping, electrics, plumbing, plastering, flooring, decoration, trim, internal doors, Velux, VAT. Kitchen fit + units only if you tick the kitchen option.
Can I supply my own kitchen units?+
Yes — if you're including a kitchen, pick 'I'm supplying my own units' and the estimate only includes fit labour (~£2,800). One thing to know: Howdens is trade-only (you can't buy direct), and stone yards quote showroom rates to walk-ins. Going through us, the trade discount is built in — usually saves £1,500–£3,000 on a kitchen + stone worktop.
What's the deal with the 'trade discount' on Howdens?+
We hold a Howdens trade account (required — Howdens doesn't sell retail). Our price list sits ~20% below what you'd be quoted walking into a showroom. The same applies to our local stone yard. The saving is already inside the calculator total — not a bonus we add afterwards.
Do I need planning permission?+
Internal knock-throughs almost never need planning permission. You do need building control sign-off, which we handle end-to-end — it's in the estimate.
