1. About us

This website and its associated paid services are operated by PlanBuild Developments Ltd (trading as PlanBuild), registered in england & wales. We provide design discovery, structural feasibility, planning application and Building Control services for homeowners in Poole, Dorset, and the surrounding area.

Where a construction (building) contract is required following the design stage, that contract is entered into separately and directly with PlanBuild Construction Ltd (or a third-party builder of your choice). PlanBuild Construction Ltd is a separate legal entity. No construction services are contracted for through this website.

2. Services and scope

We offer the following services at fixed prices:

• Open-Plan Vision Draft (from £29.99): A professional 2D floor plan showing proposed internal layout changes, delivered within 24-48 hours
• Remote Design Discovery (£250): 2-3 professional extension floor plan options delivered within 48 hours
• 3D Laser Scan (£650): On-site visit to capture millimetre-accurate measurements and produce measured drawings
• Certificate of Lawfulness (£1,500): Preparation and submission of a Certificate of Lawfulness application to the local planning authority
• Householder Planning Application (£2,200): Preparation and submission of a full Householder Planning Application

Each service is independently priced. There is no obligation to purchase additional services after your initial order.

3. Pricing and payment

• All prices are quoted in GBP
• Payment is taken at the point of order via Stripe secure checkout
• We do not store credit or debit card details — all payment data is processed by Stripe (PCI DSS Level 1 certified)
• Prices are fixed at the time of order and will not change during your project
• Additional services are priced separately and only charged when you choose to proceed

4. Delivery timelines

• Vision drafts: Within 24 hours of receiving your photos or Rightmove link
• Design discovery: Within 48 hours of receiving your brief
• 3D laser scan: Site visit scheduled within 7 working days (subject to geographic batching). Measured drawings delivered within 5 working days of the visit
• Planning applications: Submitted within 10 working days of receiving all required information. Determination timescales are set by the local authority (typically 8 weeks)

Timescales are indicative and may vary depending on the complexity of your project and the responsiveness of third parties. We will keep you informed of progress through your customer portal.

5. Intellectual property

All floor plans, drawings, and design documents produced by PlanBuild remain our intellectual property until full payment is received. Upon payment, you receive a non-exclusive licence to use the deliverables for the purpose of your building project.

You may share deliverables with builders, planners, and other professionals involved in your project. You may not resell, redistribute, or use deliverables for commercial purposes beyond your own building project.

6. Builder introductions and referrals

Where we introduce you to builders from our vetted partner network, we may receive a referral fee or commission from the builder. This arrangement is fully disclosed:

• Builder introductions are provided as a convenience — you are not obligated to use any builder we recommend
• Any referral fees paid to us by builders do not affect the price you pay
• All build contracts are between you (the homeowner) and the builder directly
• PlanBuild is not a party to any building contract and does not accept liability for building work

7. Cancellation and refunds

You have statutory rights under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. Nothing in these terms limits those rights.

• 14-day cooling-off period: For services purchased remotely (online / by phone), you have 14 calendar days from the order date to cancel for any reason and receive a refund.
• Services that begin during the cooling-off period: If you expressly ask for a service to begin within the 14-day cooling off period (e.g. an on-site visit scheduled in the next 7 days), you may still cancel within 14 days, but we may deduct a reasonable amount for work already performed and materials already produced. If services have been fully performed with your consent before day 14, you lose the right to cancel.
• Project Starter Pack (£295): Full refund if cancelled before the on-site visit has been carried out. After the visit has taken place, the 3D point cloud scan and draft plans are deliverables that remain yours; in those circumstances a refund is not available save for where required by the regulations above.
• Planning applications: Once submitted to the local authority, the application preparation fee is non-refundable. Local authority fees are non-refundable regardless of outcome.
• Dissatisfaction: If you are unhappy with the quality of work delivered, please contact us within 14 days. We will work with you to resolve any issues.

8. Limitation of liability

• PlanBuild provides design and planning services only. We do not provide structural engineering advice (this is subcontracted to qualified engineers) or building work
• Our liability is limited to the value of the services purchased
• We are not liable for delays caused by third parties (including local planning authorities, structural engineers, or builders)
• We are not liable for the outcome of planning applications, which are determined by the local authority
• We are not liable for building work carried out by third-party builders, even where introduced through our network

9. Material supply

Where we supply materials as part of a build coordination package, materials are ordered from suppliers on your behalf using our trade accounts. You pay for materials upfront before they are ordered. Delivery confirmation is recorded with photographic evidence and your signature or your builder's signature upon receipt.

10. Changes to these terms

We may update these terms from time to time. Changes will be posted on this page with an updated date. Continued use of our services after changes are posted constitutes acceptance of the revised terms.

11. Governing law

These terms are governed by English law. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
