3D point cloud scan
Millimetre-accurate scan of the existing structure. Your drawings are built from this, not from a tape measure. The scan alone retails at £450–£950 from survey firms.
Design consultation
On-site conversation about goals, constraints, and feasibility. What you want, what's possible, what's not, and what the path looks like — structural, Building Control, planning.
Draft floor plans
Professional existing + proposed floor plans delivered remotely after the visit. Yours to keep, indefinitely. Take them anywhere — they're accurate, professionally drawn, and buildable.

Most builders turn up with a tape measure and a pen. We turn up with a 3D point cloud scanner — the same hardware that survey firms charge £450–£950 for as a standalone service.
£295 covers our cost with thin margin. It is not a deposit, not a credit against future work, and not refundable. What it buys you is a professional deliverable that is yours to keep indefinitely. The drawings survive, even if your plans change.
