The challenge

The owners had a dark, narrow kitchen separated from the living room by a load-bearing wall. They wanted an open-plan space for family life but assumed it would require a full extension.

How we helped.

We identified that removing a section of the load-bearing wall with a steel beam would open the space without any external building work. No planning permission required — just a structural engineer sign-off. The result was a bright, connected kitchen-diner that cost a fraction of an extension.

What this project taught us.

  • Not every project needs an extension — sometimes the space is already there.
  • A structural engineer assessment early on saved months of unnecessary planning applications.
