From first conversation to approved plans, a typical householder planning application takes 12–18 weeks. This guide breaks down every phase so you know what to expect and where delays happen.

Phase 2: Submission and validation (1–2 weeks)
We submit the application online via the Planning Portal. The council validates the application (checks forms, plans, and fees are correct) within 5–10 working days. Invalid applications are returned for correction — this is a common delay point. We handle validation queries on your behalf.
Phase 3: Consultation (3 weeks)
The council notifies neighbours (21-day consultation period). A site notice may be posted. Statutory consultees (highways, conservation, drainage) are consulted where relevant. Objections or comments are recorded and considered by the officer.

The planning officer assesses the proposal against local and national policy. They may request amendments or additional information — this extends the timeline.
